Team Member Spotlight: Karl Schneider

Ultimately, we want Optima to be a place where our talent can have rewarding years of growth and development. Recently, we interviewed Karl Schneider, our Senior Vice President of Construction, about his journey at Optima over the past 28 years: how it’s helped mold him as a leader and dynamic thinker, and what he’s learned over almost three decades.

Tell us a bit about your background and the role you play at Optima.

My current role as Senior Vice President of Construction is to oversee the Arizona construction team. I work with a team of talented construction superintendents as well as train new team members, educate our team on safety and writing contract scopes.  I work with the Sales Office and our Leasing Team to turn over our luxury condos and apartments at the highest level possible.  All while building strong, lasting relationships with the Optima team, engineers and local building officials.

How did you first begin your journey at Optima?

I went to college at the Illinois Institute of Technology in Chicago where Optima founder, David Hovey Sr. was an Architecture professor. When I realized David Hovey Sr. was also the owner of Optima, I  knew that I wanted to be hired as an intern while in school.  I started at 19-years-old as a laborer and customer service rep, caulking baseboards and getting houses ready for move-in. From there, I worked my way up, moving to Arizona in 2004, and have been here ever since. 

What drew you to Optima initially, and what’s kept you working there all these years?

I never wanted to go to college, but my parents insisted. I wanted to work with my hands as a carpenter and I was interested in seeing things built, so I thought architecture was the next best thing to keep me close to building buildings. When I found out David was doing both construction and architecture, I wanted to be a part of the Optima team. As an owner/developer, there’s no red tape at Optima like there is at a traditional practice. Our problems take minutes to solve instead of months, and the excitement of the everyday evolution of a building is so rewarding. 

How do you view collaboration within Optima?

The collaboration at Optima is awesome because you can pick up the phone and talk to all different parts of the operations, whether it’s architecture, sales, leasing, or marketing. You have access to everyone and don’t need to go through a chain of command; everyone is viewed as equal. 

Which Optima values really speak to the work you’ve done at Optima and your methodologies?

“Exceptional design inspires everything” is one that definitely resonates; all of us are encouraged to speak our mind during the design/build process. If we see something that isn’t ‘Optima-esque’, we can speak up and impact change. For example, we have some wood paneling going in on an amenity level and our team has varying opinions on if it looks good. David Hovey Sr. listens to our feedback and personally checks it out. In a lot of organizations, you lose that level of interest from the principals. 

“Building long, lasting relationships” is another; we will forego being ‘right’ to keep our relationships with subcontractors healthy. 

And “there’s a solution to every problem”…there’s nothing more true! Vertical integration gives us vast knowledge through different disciplines that make problem solving easy. Design, construction, or marketing all look at problems through different lenses and we all collaborate throughout the process.

What are some things you’ve learned over the last 28 years? And how do they inform the work you’re doing now? 

Moving to AZ and not having ‘long lasting relationships’ to start was difficult. You never work alone; it’s the whole team that makes a success, and back in 2004, I learned that the hard way. As good as you think you are, you’re only as good as the team around you.  At Optima, we have an incredible team.

As a vertically-integrated business, we serve as the owner, the architect, the general contractor, the developer, and property manager, allowing us to keep our hands on all parts of the process. With a full-throttle, approach to every aspect of building, from inception to execution, inherently we hold unique degrees of freedom and adaptability.

Take when we were building 7160 Optima Kierland, the first tower of Optima Kierland Apartments, for example: we were able to shift on a dime and seize opportunity when it was presented. At the time of construction, we identified a rapid increase in market demand for three-bedroom units and quickly adapted mid-build, creating three-bedroom units, even after concrete had been poured.

As project architect, we modified plans and ensured no adverse cost impact resulted, coordinating with our design team maintaining bathrooms and shafts in their original location. As general contractor for the project, we engaged quick responses from partners without affecting project delivery. 

Each and every day we make our decisions based on what we believe is right, without compromising our vision. The freedom to innovate is at the core of this decision making process — driving our work each and every day to be better, more efficient and more inventive.

Staying Connected Amidst COVID-19

At Optima, we operate with an intense passion for creating together. Ours is a highly collaborative team, often communicating in real time to share ideas and inspiration as part of our vertically-integrated business model. With collaborative systems already in place, our team is staying connected as ever during COVID-19, across states, offices, communities and jobsites, with some currently operating from home. 

Beth Maher heads up Learning and Development at Optima, placing emphasis on the wellness of our team along the way. We sat down (digitally) with Beth and asked her to share how she’s guiding our team through continuing to stay connected, and continuing to stay well, during this time.

Sharing Wellness Resources

Wellness has always been pivotal in our culture, but Beth shares, “It’s become a priority now more than ever. We want to provide additional wellness support to all our coaches and team members to help guide them through the changes many are experiencing from this new environment.” Wellness resources are being offered universally across our team — from architects to property managers to the construction team — giving all access to meditation and yoga guidance and other activities that can be done no matter where you are. Through our partnership with GROW LMS, we recently rolled out a set of online wellness courses that are available for our entire team.

Staying Connected

“Connectedness is at the core of Optima,” Beth explains. The Optima Wellness Page in the company intranet is just one source of connectivity where many resources are located. All teams continue to communicate seamlessly by regularly hopping onto Microsoft Teams, where we continue to share ideas in real time. We also use the Yammer app, which is a messaging board where we share inspirational quotes and ideas. We continue to engage at a safe distance over video chat too, whether that’s for a quick brainstorming session or to come together for a company-wide trivia night or virtual book club discussion.

Looking to the Future

The current state of the world may prove to be a challenge in some ways, “but we have the resources to keep everyone connected no matter what,” Beth affirms. “I’ve never worked in an organization that has such strong connectivity between its team members and coaches.” Human connection is important now more than ever, and it is this connection we have at Optima that will enable us to stay agile, strong and able to tackle this challenge together.

Connection to Nature

A shelter-in-place order doesn’t mean we have to separate ourselves entirely from the outdoors. It’s important to continue finding sensitive ways to get your daily dose of sunshine. With the integration of the built and natural environment integral to our design sensibilities, all of our communities feature vast outdoor spaces, with many homes offering significant outdoor living spaces. These outdoor spaces are the perfect place to take advantage of weather on a nice day like having an outdoor picnic on your balcony.

Engaging Digital Programming

Our property management teams are committed as ever to ensuring that our communities and residents stay connected — with one another and with their daily patterns. We’ve been hard at work putting together virtual event series and fitness classes that allow Optima residents to enjoy a full array of digital amenities from the comfort of their own home. Some of this programming includes digital patio workouts with a fitness trainer at Optima Sonoran Village, digital fitness classes with an onsite trainer at Optima Signature and even building-wide movie, trivia and comedy nights at Optima Kierland Apartments.

As we continue to shelter-in-place and practice social distancing, our buildings and our teams are ready to collaborate and come together to make being home even more enjoyable for our communities.

Our Beliefs: Lasting Impact

As part of our culture at Optima, our team is aligned around a set of beliefs that provides unity, clarity and meaning to the work we do everyday. One belief — committed to lasting impact — addresses our dedication to design solutions that raise the bar, withstanding the aesthetic test of time to leave a positive, lasting impact on people and the built environment that surrounds them.

From our earliest days, we have approached our work with this mindset. Our first project was in 1978 — a condominium complex at South Kenwood Avenue and East 54th Street in Hyde Park. We acquired the in-fill property at auction, and built six townhouses using Chicago common brick (they are still standing and occupied today). This project established a throughline that stays with us to this day, as we continue to pursue each project with the same intention, inspired by the people who live in and around them.

As a natural outgrowth of our focus on people and the places they inhabit, we pay particular attention to how interior space is designed and experienced. Whether it’s our multi-family residences or single family homes, each is outfitted with a multitude of amenities, outdoor spaces and thoughtful design. We also deliberately curate the commercial spaces within our multi-family properties to benefit our residents, tailoring the selection of retailers to include restaurants & juice bars, schools, veterinary services or health & wellness spaces that align with the mix of residents and their needs. 

Our passion for buildings that last also translates into how our projects impact our earth. From LEED and IgCC certifications to conscious materials, we design with eco friendly functionality in mind. In building Relic Rock, we utilized design and materials to reduce the need for electricity and heat, lowering the building’s environmental burden. As we continue to grow in our practices, we will continue to implement more conscious design to ensure that our buildings work harmoniously with the surrounding nature.

Giving Back: Feed My Starving Children

As part of our commitment to building strong communities, we often turn our efforts outward and partner with local businesses and nonprofits that share our beliefs and passions. Recently, our teams in Arizona and Illinois both rallied and collaboratively supported a cause together, volunteering with Feed My Starving Children. 

Feed My Starving Children (FMSC) is a nonprofit dedicated to eradicating child hunger in both body and spirit. Their organization believes that hope starts with food, and coordinates with food distribution partners that stay with communities for the long haul, empowering them to move from relief to development. By providing proper nourishment and nutrition to children in need, FMSC is unlocking their full potential, helping children grow and thrive. 

On Thursday, February 13, thirteen Optima team members from offices in Arizona and Illinois volunteered at their respective locations. Over the course of the day, we assembled food donations and packed 164 boxes bound for communities in need, providing 35,424 meals. These meals will be enough to feed 96 children for an entire year. In addition to dedicating our time, our team made a donation that will feed three families for one year.

Our team members cherished the experience. Heather Williams, Community Manager at Optima Kierland Center in Arizona said, “Volunteering with Feed My Starving Children was an eye-opening experience. It’s heartbreaking to think about the number of children and adults that face starvation as a reality. The work this organization is doing to help feed families across the globe is inspiring and I am really grateful to have had the opportunity to contribute in a small way.”

Tarryn deKock from the People Experience team in Glencoe agreed, “It was such a rewarding, fun, feel good day spent with my team members, giving back to those less fortunate. I felt so grateful for what we have and how lucky we are!”

Inside Our Team: Property Management

On any given workday, our talented teams at Optima contribute and collaborate to keep things moving forward. Back in November, we got to know our construction team. Today, we’ll dive into what makes our property management team so fantastic. 

As stewards of our luxury multi-family developments, our property management team members are charged with providing the highest quality experience for our residents. Available to meet any need or tackle any problem, teams in both Arizona and Illinois work tirelessly to provide on-site support for our communities.

At these times, I have seen my teammates go above and beyond for residents who have had illness, loss, hard times or even just a bad day and they do it without being asked because that’s just who they are as people.

Giving Back: Cleaning Up Skokie Lagoons

As part of our commitment to the built and natural environments, our team regularly organizes outings that give back to the community. Not only do these opportunities allow us to create meaningful impact, but they serve as team-building and bonding exercises, as well. Most recently, we took a trip out to local Skokie Lagoons to help keep the area clean. 

Skokie Lagoons are just a short drive from our Glencoe office. An 894-acre destination, the lagoons are the premier spot for both people and wildlife, offering critical natural habitats and the chance for visitors to appreciate the outdoors through canoe and kayak rentals, biking and hiking trails and picnic areas.

To help restore the area with healthy woodland, savanna and prairie habitats, Skokie Lagoons relies upon volunteers to regularly remove invasive plants such as buckthorn, garlic mustard and Canada thistle.

Working with the Cook County Forest Preserve, our team joined the Shedd Aquarium for a Great Lakes Action Day to help restore the local habitat and encourage amphibians and other wildlife to thrive. We cut and burned the thick and concentrated invasive buckhorn brush to make room for native flora and fauna.

Office Collaboration Spotlight

From the big picture to the day-to-day details, Optima’s success depends on our team communicating and working together. We sat down with two members of our architecture team, Pete Foerster and Colin O’Donoghue, to learn more about how Optima’s office collaboration creates engagement, cohesion and community. 

With architecture teams based in two locations, what keeps you all connected and engaged? 

Pete: “When the Arizona office opened in 2000, we wanted the two teams to be symbiotic and to have the same processes. Our processes, policies and standards remain the backbone of how we all operate.” 

Colin: “The most natural and easy way to collaborate is when one office has a demanding schedule that requires more help. When a project in a specific location has a demanding schedule, we can all jump in and help out. This gives us a chance to speak daily, if not hourly, with our team in Arizona.”

How has your experience at Optima shaped the way you work with other architects?

Pete: “Working at Optima for almost 20 years, many of my historical best practices have come from how long I’ve worked with David Hovey Sr. I understand and take pride in the company philosophy and I’m happy to teach it to others. My door is always open for anyone on my team.”

Colin: “Our architecture team embraces Optima as a family-owned and design-led business. We really see ourselves as family members. You’re able to let your guard down internally and to learn from each other. At Optima, you have to think more holistically and problems actually get solved quicker.”

Can you share a specific example of when collaboration yielded surprising or exciting results?

Pete: “When the Arizona office opened in 2000, we wanted the two teams to be symbiotic and to have the same processes, but that’s hard to accomplish. Our team had to create new standards to keep things running efficiently. Having our core values helped remind people of what’s important.” 

Colin: “With the roof deck at Sonoran Village, there are a lot of systems coming through the roof, but we had to divert them to accommodate amenity spaces. We had a very elaborate duct system that was tricky to resolve, but working with the field team, we were able to solve the problem together so it wouldn’t affect the roof terrace.”

With a talented group of people across two offices, our architecture team is an inspiring example of how collaboration works within Optima. As Pete says, “every day can be a surprise and every day can be a learning opportunity.”

Our Beliefs: Growth Mindset

As part of our culture at Optima, we hold a set of beliefs that helps us align our work with our goals. Internally, these beliefs are reflected in our culture, and externally, they shine through in the way we conduct ourselves with partners, customers, investors, colleagues and members of the community where we build. They embed meaning into our every project, and into our every day.

The first of our beliefs: we operate with a growth mindset.

Since the company’s inception, we have defined growth on our own terms. This confidence to establish our own definition of success has set us on a continuing and collaborative journey, encouraging each member of our team to constantly expand the base of our knowledge in service to our purpose.

Optima was founded by David Hovey Sr. and Eileen Hovey with a mission at its helm. We wanted to create a real estate firm where design leads the process, enabled by our vertically integrated business model. As the owner, architect, general contractor and developer, the degree of freedom that came with allowed us to challenge ourselves, to learn as we went and to improve each time we started something new.

From humble beginnings, we continue to demonstrate our commitment to growth by investing in our team members’ success. This takes the shape of a robust onboarding process for new team members, ensuring a seamless entry into Optima, and by providing continuing, thoughtful mentorship throughout their careers, by redefining our managers as “coaches” that help guide their team to be their most successful selves. We take pride in investing our time and energy into creating unique approaches that ensure our team, and each individual team member, thrives in the future.
