Optima Horizons is located on an urban infill site, built to overlook a landscaped park and downtown Evanston, with grand views east over the heavily-treed Northwestern University campus toward Lake Michigan. 

Building functionality is marked by specific wall treatments; three setbacks in the building facade mark the northern gateway to downtown, glazed clear glass notes lobbies, recreational areas and retail spaces, and parking areas are sheathed in steel panels and translucent channel glass. Floor-to-ceiling windows, used to maximize views in the residences, are punctuated by recessed balconies and aluminum sunshades.

Building setbacks on upper floors reduce the building’s scale along the street while providing large landscaped private and community roof gardens for residences.

Optima Horizons includes luxury amenities such as a heated indoor pool, sauna, steam room, whirlpool, fitness center with health club and bike room, sun deck, heated garage parking, conference room, party room, storage, receiving room, on-site manager and doorman. Optima Horizon’s prime downtown Evanston location also gives makes for easy access to nearby Northwestern University, premier evanston dining, local library and boutique shopping that are all within walking distance, with the “L” trains conveniently located just blocks away. 

CONSTRUCTION

Optima Horizons was built on an active parking for an existing office building. In order to replace the surface parking that was in use for the office tenants, we built a parking garage on the lower levels for their use. This was also our first project utilizing channel glass as part of the exterior skin of the building.
